How Bankrate scored Wells Fargo

Affordability: 5/5

Wells Fargo tends to offer attractive APRs on both conventional and government-backed loans, and participates in affordable housing programs. That combination of factors gives it a perfect 5 out of 5 stars for affordability.

  • Interest rates: Wells Fargo advertised mortgage rates well below Bankrate’s averages at the time of this review.
  • Down payment: Wells Fargo offers conventional loans for 3 percent down, FHA loans for as little as 3.5 percent down and VA and USDA loans with no minimum down payment requirement. The bank also provides up to $10,000 in down payment assistance to eligible homebuyers in more than 20 locations across the U.S.
  • Closing costs: With Wells Fargo, you might need to pay an origination charge, which covers application and underwriting fees. You can get a complete estimate of closing costs by inputting a few details on the bank’s website, including your credit score, down payment and property address.

Availability: 5/5

Wells Fargo scores 5 out of 5 stars for availability. It offers many home loan options in every state.

  • Home loans offered: Wells Fargo offers conventional, jumbo, FHA, VA and USDA loans.
  • Footprint: The bank works with borrowers in all U.S. states and Washington, D.C., though it’s prioritizing existing customers.
  • Where to find: You can apply for a mortgage with Wells Fargo online, by phone or in person at one of the bank’s 4,000-plus branch locations.

Borrower experience: 4.4/5

Wells Fargo scores 4.4 out of 5 stars for borrower experience. There are many ways to contact Wells Fargo for help applying for a mortgage. However, the bank scored below average in J.D. Power’s latest mortgage origination ranking.

  • Preapproval and application process: You can get preapproved with Wells Fargo online, over the phone or at a bank branch. If eligible, you could get a PriorityBuyer preapproval letter instantly online.
  • Transparency: Wells Fargo shares current mortgage rates on its website, but to get a customized quote, you’ll have to contact a loan officer.
  • Customer service: You can reach Wells Fargo’s mortgage customer service team at 800-357-6675, Monday through Friday from 8 a.m. to 11 p.m. ET and Saturdays from 9 a.m. to 3 p.m. ET.

Bankrate staff insights

"Working with Wells Fargo made it much easier as a first-time homebuyer. While I'm sure I sacrificed marginally on rate, the online portal made it incredibly easy to upload documents and keep track of outstanding items. They also were able to auto-appraise my property which expedited the closing process and made my offer more competitive."

Wells Fargo reputation

Wells Fargo may still be remembered for negative headlines from running afoul of regulators and mismanaging accounts in 2022, but the bank is making strides to rebuild consumer trust. In 2024, Wells Fargo finished above average in the J.D. Power Mortgage Origination Satisfaction Study — an improvement upon its performance in recent years.

What consumers say about Wells Fargo

The majority of Bankrate reviews reflect a positive borrower experience at Wells Fargo with low interest rates and a smooth process. There are exceptions, though, and plenty of users on Reddit have complained about frustrations with application delays and denials.

Horrible Customer Service, Horrible Company

I am disabled I’ve been out of work a year and I’m waiting to get on SSDI, I live alone have no money and everyone keeps saying “explain to the mortgage company, they understand and they want to help.” Not these scum bags! I called to complain about the late charge because they recorded payment 1 day late, said takes 14 days or more to receive your payment, I told him there’s no way it takes that long to get to you even the post office says it only takes 2-3 days. These people lie and steal! explained my situation and he friggin LAUGHED at me and said you should just pay it earlier. Are you serious? Did you hear anything I said? Unbelievable and rude AF. This isn’t the first time, 20 years ago I got divorced with little kids, no child support asked for help, tried to assume the mortgage, they told me there’s no such thing, refused to help in anyway possible. Apparently putting a mortgage payment on the back end isn’t a thing with Wells Fargo either. Another time I tried to refinance the guy screamed at me that I can’t because I probably don’t make enough money and hung up on me. And I agree with previous comments about the escrow, these people are crooked and shady, they can’t give me a clear explanation where my money went and why they raised it $120 a month 2 months after sending the escrow shortage explanation and a different amount on the page, in writing, in black and white. There are so many things wrong with these crooks, don’t trust them. I tell everyone not to use them. Bunch of a**holes!

Zero stars

If I could give negative stars I would. My sister-in-law passed away and my wife and I inherited this mortgage. Wells Fargo has made it impossible to deal with. They broke into the home to check if it was vacant without notifying us. When I called I kept getting transferred to different branches of the company, customer service, insurance, inspection,… These different branches don’t talk to each other so they have no idea and transferred me along. Just passing the buck down the line. Getting my attorney involved. I will never do any business with Wells Fargo again
