WORST MORTGAGE COMPANY!!!!!
They have lied to us for 3 months saying we can release 2 acres to gift our son. We still have over 10 acres on the mortgage. Family land so no money is owed on the land. They are the BIGGEST BUNCH OF CROOKS!!! Steer clear if you’re looking for a mortgage company! I didn’t want to even give 1 star! I’d give a negative stars if I could!!!

Unable to talk to an actual human being about my home mortgage.
My home mortgage was recently bought by Mr. Cooper from my previous mortgage company. This is the 3rd time this has happened. I have attempted to call Mr. Cooper twice and my wife has attempted 3 times about our mortgage payment. It is apparently impossible to navigate through their automated telephone system and actually talk to an account representative. Each time we state,"ACCOUNT AGENT OR ACCOUNT REPRESENTATIVE " their system just simply starts over and it's on a continuous loop. I do not recommend any company where they make it as difficult as possible to speak to a human being. If companies do not want to hire or contract employees to handle their phone service then they should consider a different line of business. Not impressed with the customer service at Mr. Cooper at all!

Terrible customer service and insurance process.
Working with Mr. Cooper has been one of the most frustrating and infuriating experiences I’ve had as a homeowner. Their customer service is absolutely awful — disorganized, misleading, and completely unwilling to take accountability. I’ve been on the phone more than a dozen times, trying to get my final insurance check endorsed so I can pay my contractor and finalize the sale of my home. I was told twice by their reps that an exception would be made to expedite the process — and both times, they lied. No action, no follow-up, just empty promises. Most recently, I spent over an hour on the phone, on hold for the majority of it, waiting to speak to a supervisor. The second the clock hit 5:00 PM, the rep came back just to tell me I’d have to call back tomorrow — after wasting my time and refusing to help me further. I wasn’t even asking for anything new — just trying to escalate my ongoing issue. To make it worse, Mr. Cooper wasn’t even the mortgage company when this insurance claim began over a year ago. But now they’re holding the final check hostage, demanding excessive documentation, and making the process beyond difficult for no reason — all while knowing the home is being sold and their interest in it will be gone. This isn’t about protecting their investment — it’s about red tape, disorganization, and a total lack of empathy. I strongly advise anyone considering them to look elsewhere.

Taxes and insurance
When we refinanced our home in February, the taxes and insurance had already been paid, according to the letter we received from Mr Cooper, the funds in escrow went to pay the taxes and insurance, the taxes and insurance were paid prior to the refinancing in February, this amounts to nothing more than fraud, I don't recommend any one doing business with Mr Cooper or his company.

Horrible company repeat the same mistake in hope customer not pay attention
Mr Cooper repeated the same mistakes two times this year, buying insurance for me that's at ~3000K annual rate, double the insurance I purchased then charged to my escrow account, in hope customers would not pay attention. I was on call with them for over 2 hours the first time and over multiple hours the 2nd to fix this. They even admitted it's user errors both times. Never do business with them again!!!

Worst customer service
I would give zero star if possible. Worst customer service, for a company who doesn’t have any physical offices for in person meet. Nonsensical process for recast taking 3 months, and not even aware of basic information. No response for basic information like amortization sheet. Will not recommend to anyone.
